Radon testing

Know the radon level in the house before you commit.

Radon testing is available with a home inspection or on its own. Scott uses continuous radon monitors and explains the result so you know what it means for the home.

How it works

What does radon testing with Davis Home Inspections involve?

The test uses a continuous radon monitor set up in the home for the test period. You can add radon testing to a home inspection or schedule it separately. It is not part of a standard inspection unless you ask for it.

  • With an inspection or on its own. Book it with the home inspection or as a separate test.
  • Continuous monitors. Scott owns three Sun Nuclear Model 1030 continuous radon monitors.

Radon is a radioactive gas that comes from the ground. It has no color or smell, so testing is the only way to know the level in a specific house. EPA's page on the health risk of radon covers the background and what the numbers mean.

Radon questions

Answers before you call.

Is radon testing included in a home inspection?

No. Radon testing is not automatically included in a standard home inspection. You can add it to your inspection or book it on its own. Ask for it when you call so it can be planned with the rest of the inspection.

Can I get a radon test without a full home inspection?

Yes. Davis Home Inspections offers radon testing independently as well as alongside a home inspection. That can help if you already have an inspector, you own the home, or you want a test before listing.

What equipment does Scott use?

Scott owns three Sun Nuclear Model 1030 continuous radon monitors. A continuous monitor records readings throughout the test rather than giving only a single result at the end. One buyer described the radon test on their home:

“He has state of the art equipment and brought two detectors to make sure the results were accurate.”
Joe Gonzalez on Google

What radon level is a problem?

EPA recommends fixing a home when radon is 4 picocuries per liter (pCi/L) or higher, and suggests considering a fix between 2 and 4 pCi/L. The number that matters is the one measured in the specific house, because neighboring homes can test very differently.

Should I test for radon when buying a home?

EPA recommends testing for radon as part of a home purchase, and its home buyer's guide explains how testing fits into a sale. Radon can't be seen or smelled, so a test is the only way to know the level in a particular house.
