What does mold inspection and testing involve?
Scott inspects the home and collects samples where they are needed. The samples are sent to PRO-LAB in Florida for independent laboratory analysis. Mold testing is not part of a standard home inspection unless you ask for it.

Is mold testing included in a home inspection?
No. Mold inspection and testing is not automatically included in a standard home inspection. You can add it to your inspection or book it on its own. Mention it when you call so it can be planned.
Who looks at the mold samples?
Scott performs the inspection and collects the samples. The samples go to PRO-LAB in Florida for independent laboratory analysis, so the results come from a lab rather than from the inspector.
What kinds of mold samples can be taken?
Available methods include air sampling and tape-lift (surface) sampling. Which one makes sense depends on the home and what prompted the concern, so talk it through with Scott when you call.
Can I get mold testing without a full home inspection?
Yes. Mold inspection and testing is offered independently as well as with a home inspection.
Is there a safe level of mold?
EPA notes there are no federal limits for mold or mold spores, and it says the key to mold control is moisture control. A lab result tells you what was found in the samples. Finding and fixing the moisture source is what keeps mold from coming back.
